Q: You have worked in Real Estate for over 20 years. What's the most rewarding part of being an agent?

I love property however the most rewarding part of being an agent for me has been the relationships I’ve formed with my clients and customers over my 21 year career. Many of these people have become lifelong friends and I’m grateful for having this opportunity in my profession.

Q: You became more successful when you decided to niche into a higher-end market and a tighter geographical area -  what is the reason do you think?

In my opinion, you need to be an expert in your field – master your craft. Focusing on a smaller geographic patch makes you a specialist in that area and people want to work with the most knowledgeable and skilled agent.

Q: What do you love about selling houses in your key suburbs of Fig Tree Pocket, Indooroopilly, St Lucia, Taringa and Toowong?

I believe that these suburbs are Brisbane’s best areas for family living so it is easy for me to sell the lifestyle benefits to buyers. When you truly believe in something, it is easy to convey with credibility.

Q: You have an uncanny ability to maximise the perceived value of a property.  What's the secret?

Real Estate is one of the only asset classes that doesn’t have a set or fixed value. Other asset classes like shares and commodities all have visible bids and offers so everyone knows the exact value it is trading at, which means it is difficult to influence. Property is unique as the value of a home is based on the buyers perception and we can influence this by how we present the home (styling), the quality of marketing (photography and reach), the agents ability to sell the attributes/benefits of the home, the agents ability to negotiate and defend the value of a property with logic (using market knowledge). In my experience, a sellers choice of agent is likely to have a 5-10% influence on the sale price which shows that an agents selling process has a big impact on the end outcome.

Q: You have stated that presentation is core to your sales formula. Can you explain what you mean when you say this?

I believe that the presentation of a home has a direct influence on how a buyer feels about the property and this influences their opinion of value. With this knowledge at hand, every property seller should consider investing in the presentation of their home as the return on investment has been proven.
